You can instruct Le Rossignol Estates to act as your purchasing agent or 'Concierge'. We have developed a unique service package where we do everything we possibly can to assist you with the purchase of your new home in the island of Jersey.
We have a fixed Concierge fee with no up-front costs which incorporates the following.
Discuss your property requirements and budget in confidence with Jeremy Le Rossignol and he will research all available Jersey properties for sale on your behalf that meet your criteria. He works through all of these properties and ensures that his recommendations match your exact criteria and are worthy of your consideration.
We will email a portfolio of properties to you in the first instance without the requirement for you to be in Jersey.
Before you plan a visit to the island, Jeremy can view these properties on your behalf and report his feedback to you. We identify any underlying issues that might not be initially apparent. This also allows us to discount properties that do not meet with your criteria. Between us we can shortlist properties for you to view when convenient.
Jeremy can advise on hotels, collect you from the airport and if you are unfamiliar with the island, he will provide you with a personal tour so you can get your bearings.
He is also contactable at any time for questions that you may have in relation to the island and can advise on schools, restaurants, hotels, law firms, accountancy practices and anything else that you may need. He can introduce you to professionals who will assist, guide and provide professional advice to you to ensure that your relocation runs seamlessly.
Not only do we already have access to a vast number of properties there will be occasions when Jeremy can arrange access to properties that are not formally on the market. Through his network of property related professionals such as agents, vendors, solicitors, architects and surveyors we ensure your search is driven by the latest market intelligence.
Following your accompanied viewings and when we have narrowed down your property selection we can make offers and Jeremy will act as your buying agent to negotiate the best possible purchase price for you.
When your offer has been accepted and lawyers have been instructed, Jeremy will keep you updated every step of the way and assist you with the setting up of your utilities and accounts if required.
Le Rossignol Estates also has direct access to planning advisors, architects, builders, interior designers, landscape gardeners, storage, removal firms and tradesmen and would be pleased to make recommendations to you in this regard.
The Concierge contract has a duration of six months and there are no up-front fees to pay. Success fees are calculated at 0.95% of the purchase price of the property, subject to a minimum of fee of Â£2,500, and fall due on successful completion. Should you not purchase a property within six months a service fee of Â£2,500 falls due.
Should you wish to extend the contract for a further six months, simply settle our service fee of Â£2,500 for the initial six months and pay nothing more for six months or until you purchase a property, whichever event is sooner.
Please note that under the terms of the Concierge contract and to avoid any conflict of interest, should you ultimately purchase a property that is being marketed by Le Rossignol Estates you will not be invoiced for a success fee, just our service fee of Â£2,500.
