You can instruct Le Rossignol Estates to act as your purchasing agent or 'Concierge'. We have developed a unique service package to assist you with the purchase of your new home.
We have a fixed Concierge fee with no up-front costs which incorporates the following:
Discuss your property requirements and budget with Jeremy Le Rossignol and he will research all available Jersey properties in your price bracket for sale on your behalf. He works through all of these properties and ensures that his recommendations match your exact criteria and are worthy of your consideration.
This avoids registering with numerous estate agencies in the island and receiving phone calls and property particulars that do not suit your criteria.
Instead of receiving countless emails, telephone calls and pressure from a multitude of different estate agents, Jeremy will be your only point of contact and he will work personally with you. He will be on hand whenever you need him via phone, text or email.
When you receive a portfolio of property options from Le Rossignol Estates to consider, Jeremy will make all the phone calls necessary to arrange viewings at times to suit you. Jeremy can collect you from either your home or work address and accompany you on the viewings. This provides you with the opportunity to provide Jeremy with open and honest feedback about what you do and do not like about each property which assists him in tailoring further property recommendations for you.
Not only do we already have access to a vast number of properties there will be occasions when Jeremy can arrange access to properties that are not formally on the market. Through his network of property related professionals such as agents, vendors, solicitors, architects and surveyors we ensure your search is driven by the latest market intelligence.
Following your accompanied viewings and once we have narrowed down your property selection we can start making offers and Jeremy will act as your buying agent to negotiate the best possible purchase price for you. With Jeremy's experience and advice, he will ensure that you do not pay a penny more than you need to secure your new home.
When your offer has been accepted and lawyers have been instructed, it does not stop there, Jeremy will keep you updated every step of the way and assist you with transferring of your utilities and accounts if required.
Le Rossignol Estates also has direct access to planning advisors, architects, builders, interior designers, landscape gardeners, storage, removal firms and tradesmen and would be pleased to make recommendations to you in this regard.
The Concierge contract has a duration of six months and there are no up-front fees to pay. Success fees are calculated at 0.75% of the purchase price of the property, subject to a minimum of fee of £2,500, and fall due on successful completion. Should you not purchase a property within six months a service fee of £2,500 falls due.
Should you wish to extend the contract for a further six months, simply settle our service fee of £2,500 for the initial six months and pay nothing more for six months or until you purchase a property, whichever event is sooner.
Please note that under the terms of the Concierge contract and to avoid any conflict of interest, should you ultimately purchase a property that is being marketed by Le Rossignol Estates you will not be invoiced for a success fee, just our service fee of £2,500.
